If you're a first-time buyer looking at Hamilton in 2026, you're in one of the most interesting markets in the GTHA. Prices are still well below Mississauga and Burlington, the GO line keeps getting better, and there are pockets of the city where you can buy a freehold home for under $700K.
Here's what you actually need to know.
How much do you need to put down?
Hamilton's average price sits around $765,000. For a first-time buyer, that means:
- 5% on the first $500K = $25,000
- 10% on the next $265K = $26,500
- Total minimum down payment: about $51,500
Anything under 20% requires CMHC default insurance, which is added to your mortgage.
Government programs that stack
The five programs every Hamilton first-time buyer should layer:
- First Home Savings Account (FHSA) - up to $40,000 lifetime, tax-deductible going in, tax-free coming out.
- Home Buyers' Plan (HBP) - up to $60,000 from your RRSP, tax-free.
- Ontario Land Transfer Tax rebate - up to $4,000 back. Hamilton has no municipal LTT, so you save another $4,000+ vs. buying in Toronto.
- GST/HST New Housing Rebate - for new builds.
- CMHC insurance - lets you buy with 5% down.
Stacking the FHSA and HBP alone gets you to $100,000 in tax-advantaged down payment savings.
Best entry-level Hamilton neighbourhoods
If you're working with a tighter budget, these are the Hamilton neighbourhoods I'd start with:
- Hamilton Mountain - affordable bungalows, strong rental potential, good transit
- Stoney Creek - newer freehold options on the east side
- Binbrook - newer family suburb in the south, good schools
- Corktown - trendy, walkable downtown core
- Crown Point - east-end revitalization, character homes
What about the McMaster area?
If you can swing it, buying near McMaster (Westdale, Ainslie Wood) is one of the smartest first-time-buyer plays in Hamilton - strong appreciation, great walkability, and the option to rent rooms to students if your situation changes.
The 6-step Hamilton buyer playbook
- Get pre-approved with a Hamilton-friendly lender or broker
- Open an FHSA today if you don't have one
- Decide: freehold suburb or walkable downtown?
- Tour 6-10 places (not 30 - it just creates analysis paralysis)
- Make a strong, conditional offer
- Inspections, lawyer, close
