Government programs

The 5 programs every Ontario first-time buyer should know

Most first-time buyers leave thousands of dollars on the table by not stacking these. Don't be that person.

First Home Savings Account (FHSA)

Save up to $40,000 (lifetime) with tax-deductible contributions and tax-free growth and withdrawals for a first home.

Home Buyers' Plan (HBP)

Withdraw up to $60,000 from your RRSP tax-free toward your down payment, repaid over 15 years.

Ontario Land Transfer Tax Rebate

Up to $4,000 off Ontario LTT for first-time buyers (plus another $4,475 in Toronto).

GST/HST New Housing Rebate

Recover a portion of HST on a new build or substantially renovated home (income limits apply).

CMHC Insurance

Required if your down payment is under 20%. Lets you buy with as little as 5% down (5% on the first $500K, 10% above).

FAQ

The questions I get every week

For homes under $500,000 the minimum is 5%. From $500,000 to $1.5M it's 5% on the first $500K and 10% on the portion above. Homes $1.5M+ require 20% down. CMHC insurance applies to down payments under 20%.
